Home purchase. Refinancing. Equity. Investment. Strategic mortgage solutions built around you—never a one-size-fits-all approach.
A LITTLE ABOUT ME
I'm Rojers Dankha, a Michigan-based Senior Loan Officer working with PBT Bancorp / Peoples Bank & Trust. I help homebuyers, homeowners and real estate investors understand their options and make informed mortgage decisions.
My approach is built on hard work, honesty, and doing right by people. I believe a mortgage is more than a transaction — it's an opportunity to build stability, create options, and move closer to financial freedom.
You'll get straightforward explanations, responsive communication, and someone who takes your goals seriously from our first conversation through closing.
With access to more than 20 lending relationships, I can compare available lender and program options to help you evaluate rates, terms and costs. The lowest rate or overall cost is not guaranteed, and available products depend on your qualifications and lender criteria.
THE LOAN MATTERS.
THE PEOPLE MATTER MORE.
NOT EVERY LOAN IS BUILT THE SAME.
From your first purchase to a strategic refinance, we can review available loan programs and identify options that fit your situation. All financing is subject to eligibility, availability, and approval.

A temporary buydown may reduce the effective first-year payment on eligible loans; later payments increase as disclosed.
For eligible purchases, upfront-funded payment assistance may lower the effective payment in years 1, 2 and 3 before the full note-rate payment begins in year 4. Program and funding requirements apply.
Explore eligible higher-balance and specialty mortgage structures subject to lender guidelines.
BUY SMARTER
Financing can involve more than the headline rate. I'll help you compare qualifying purchase assistance, available credits and loan structures with full cost disclosures.
An eligible temporary interest-rate reduction for the first year of certain qualified loans, funded by an acceptable party. Payment and rate terms vary.
For eligible fixed-rate purchase loans, an approved seller, builder or other permitted source may fund a buydown account: year-one payments calculated at 3 percentage points below the note rate, year-two at 2 points below, and year-three at 1 point below. The full note-rate payment applies beginning in year four. This is not a change to the note rate, and underwriting may use the full payment. Subject to lender approval and program limits.
Review eligible FHA, VA, USDA, conventional and location-specific assistance programs based on property, borrower and lender criteria.
Explore permitted credits toward applicable closing costs while comparing the total cost of the loan and any tradeoffs.
Incentives are not guaranteed, may not be offered by every lender or in every state, and are subject to program restrictions, eligibility, underwriting and applicable contribution limits.
PREPARE WITH CONFIDENCE
Select your financing program and we'll show you a practical checklist so you can prepare before underwriting. This is a typical starting list; your final list may differ based on income, property type, lender and program.
A CLEAR PATH FROM START TO FINISH
From applying through signing your closing package, I'll help you understand what happens next and what your lender needs. Timing and steps depend on your loan program and lender.
Tell us about your financing goals and submit a secure application through the approved lending portal. We'll review the information and available loan options.
After applying, upload your requested income, identity, property and financial documents securely. Your specific checklist depends on the loan program. Documents are not required before a Loan Estimate can be issued on covered mortgages.
Compare the estimated rate, payment and closing costs. For covered loans, the lender generally issues a Loan Estimate within three business days after receiving the six required application details, even if supporting documents are still outstanding.
Compare options and tell the lender whether you intend to proceed. Review and sign or acknowledge the required documents as applicable.
Underwriting reviews income, credit, assets, title, occupancy and loan eligibility. If the initial review is conditional, we'll help you address the outstanding requirements.
Some programs require an appraisal or alternate property valuation; others may qualify for an appraisal waiver. The lender can order valuation earlier in the process when appropriate.
Once all conditions are satisfied, the lender prepares final closing documents. On covered loans, you generally receive a Closing Disclosure at least three business days before consummation.
Review and sign your closing package with the settlement agent or notary. Funding and disbursement depend on the transaction and any applicable rescission period.
